We have walked through thousands of villas in Noida. The things that go wrong are almost always the same.
Plumbing: Older villas (pre-2000) often have GI pipes that corrode inside. Look for CPVC or PPR. Budget ₹2-4 Lakh if replumbing is needed.
Electrical: Aluminium wiring from 1980s-90s is a fire hazard. Modern villas use copper with MCB panels. If the electrical panel looks like a museum piece, budget for full rewiring.
